What to Do When Your Water Heater Fails
If the tank is leaking, shut off the cold water supply valve on top of the heater. For a gas unit, turn the gas control to off or pilot. For an electric unit, switch off its breaker. That stops more water from coming in and keeps the heater from running on a damaged tank. If you smell gas, leave the house and call the gas company from outside.
Common problems we see:
- No hot water: a bad pilot, igniter, thermocouple, heating element or thermostat.
- Rumbling or popping: mineral scale built up in the bottom of the tank. Las Vegas water is hard, so this is common.
- Water around the base: a leaking valve or fitting, which can be repaired, or a rusted tank, which cannot.
- Rusty or smelly hot water: often a worn anode rod or sediment in the tank.
Tank water heaters commonly last around 8 to 12 years. If yours is in that range and the tank itself is leaking, replacement usually makes more sense than repair. See our water heater services for replacement options. If water has soaked into drywall or flooring, our water damage restoration team can dry it out and repair it.
